Is the application
process any different than for an existing home?
No, the application process is the same as a typical
mortgage.
Are the loan programs more difficult to
qualify for?
No, construction loans have evolved considerably in recent
years. There are many construction programs that are similar to
typical mortgages; some require “full documentation (taxes, bank
statements, pay stubs)” while others require no documentation.
Do I need more money down for a construction
loan?
Not necessarily, there are construction programs that start at
5% down.
How does the builder get the money needed to
build the home?
At closing the builder receives 10% of the purchase price, then
the builder receives five equal disbursements at set stages through
the construction process, with the final disbursement not released
until you sign off on the home.
Are there monthly payments due during
construction?
Yes, during construction you would make interest only payments
on the current balance. Meaning at the beginning you would have
smaller payments than when the house is almost complete.
Do I need to get a “real mortgage” when the
house is completed?
No, once your house is completed, your loan automatically
modifies to a typical mortgage.
Is there a penalty if I payoff the loan when
construction is complete?Typically there isn’t, but confirm with
your lender first.
