     Richard has been building homes for over 28 years. He has a General Contractors license and his business model is built on communication with his customers & direct access to the home builder whenever requested. Richard can build commerical buildings, multi-family duplexes and fourplexes as well as single family homes.

About the building process
Dozens of people are involved in the effort to build your new duplex or single family home.

Foundation and Site
Before the home is built, the site must be cleared and graded. Once this is done, trenches for the (footers) and foundation are dug. Later a monolithic slab is poured.

Framing

Once the "slab" is set, walls, and roof are built. The exterior block or poured wall is the shell of the home that provides the shape of the structure. The interior wood framing begins shortly after the roof is on.

Mechanical Rough-Ins

Once the interior of the house is properly protected from the elements, the plumbing, electricity, water heating, and heating, ventilation and air conditioning ( HVAC) systems are installed.

Exterior Finishes

This stage finishes the outside of the home with stucco and paint that protects the inside from the elements. From the outside, at least, your home looks almost done.

Insulation

This step ensures your home will stay comfortable in even the most extreme temperatures. Insulation is added to the exterior walls and the roof.

Interior Finishes

Once everything behind the walls is complete, the flooring, drywall, tiles and cabinetry are installed, and the home is painted. This is the longest phase, for good reason. Unlike the mechanical rough-in step, subcontractors in the interior finish steps usually cannot do work at the same time.

Landscaping

This step can occur any time after the exterior finishes are complete, but it's usually done concurrently with interior finishes. Arrigation, sod, plants and mulch are added to the exterior of your home.

Walk-Through

After the certificate of occupancy, a final walk-through is then done to ensure that everything is completed to your liking. If you see any problems that need to be addressed-these are usually aesthetic-have them fixed before you sign the final punch list. You will then receive your house keys and garage remotes. The builder will also explain how your home operates, so listen closely, and ask lots of questions.
